What is Mold vs Mildew?

Mold and mildew have many similar characteristics, but they are different types of fungi, and are often different in color and texture. Mold is often black, green, red or blue, yellow in color while mildew is usually gray or white. Mold can be harmful to humans, while mildew presents no serious threat. Neither is in the plant or animal family and both are considered fungi that have enzymes used to break down organisms. They both reproduce by spores. They both become a problem when they start thriving in our homes.

How does Mold Affect Us?

Some people are sensitive to molds. For these people, exposure to molds can cause symptoms such as nasal stuffiness, eye irritation, wheezing, or skin irritation. Some people, such as those with serious allergies to molds, may have more severe reactions. Severe reactions may occur among workers exposed to large amounts of molds in occupational settings, such as farmers working around moldy hay. Severe reactions may include fever and shortness of breath. Some people with chronic lung illnesses, such as obstructive lung disease, may develop mold infections in their lungs.

In 2004 the Institute of Medicine (IOM) found there was sufficient evidence to link indoor exposure to mold with upper respiratory tract symptoms, cough, and wheeze in otherwise healthy people; with asthma symptoms in people with asthma; and with hypersensitivity pneumonitis in individuals susceptible to that immune-mediated condition. The IOM also found limited or suggestive evidence linking indoor mold exposure and respiratory illness in otherwise healthy children. In 2009, the World Health Organization issued additional guidance, the WHO Guidelines for Indoor Air Quality: Dampness and Mold (CDC)

Sewer Scopes

Sewer Scope

Professional Sewer Scope / Video Pipe Inspections

Morrell Inspection Services recognized the increased demand for Sewer Scope Inspections and we are excited to announce that we are now scheduling appointments. Morrell Inspection Services inspectors are highly trained and experienced home inspection professionals, and will now be able to add even more critical and useful information on your home and/or home purchases. Inspections can be scheduled as an add on to an inspection order or stand alone. A sewer scope is a video inspection of the lateral sewer line leading from the house at/near the foundation and connecting to the city or HOA tap or septic tank. A lateral sewer line is the privately-owned pipeline connecting the property to the publicly-owned main sewer line, HOA tap, or septic tank.

Sewer-scoping the line can reveal blockages, damage to the pipe system, and other problems, which are vital for homeowners and/or home buyers to be aware of. A sewer scope inspection can be critical to identifying and confirming these problems, which must be addressed immediately.

We use the latest in sewer scope technology to provide you with a clear picture of what is going on with your underground sewer line. Issues with an underground sewer line can cost thousands of dollars if left undetected – so be sure to protect your home and investment.

We are able to take clear video to make sure there is no mistaking the problems in your sewer line.

203k Home Renovation – Rebuilding Neighborhoods, One Home at a Time!

Cary Morrell

FHA Consultant ID: D1092

An FHA 203k loan allows you to borrow money, using only one loan, for both home improvement and a home purchase. These loans can also be used just for home improvements, but there might be better options available. 203k loans are guaranteed by the FHA, which means lenders take less risk when offering this loan. As a result, it’s easier to get approved (especially with a lower interest rate).

Some properties are “almost perfect” – the location is good, and the property has potential, but significant improvements need to be made.

Without those repairs, the home might not be suitable for living, and lenders might be unwilling to fund loans on a property with problems.

FHA 203k makes it possible for you to turn that property into a home (and to get that property off the market and make it a valuable part of the community again).

Home Renovation

What you should do and when…

  • Contact a 203k Lender and get pre-qualified. We can assist you in finding a lender in your area that we’ve worked with to insure that you’ll get the best service.
  • Hire a real estate professional to assist in finding a suitable property. Always choose one that understands 203k. (If you’re refinancing an existing loan with a 203k, a real estate professional is not needed.)
  • Set an appointment with us as your 203k Consultant. As your consultant, I will meet you at your site and review copies of the contracts and agreements required for the 203k loan given to you by your lender that you will need to sign prior to the close of the loan. After our meeting and the HUD/FHA Home Inspection that I will provide, I will create a “Job Specification & Bid Request”, which is a list of the FHA required repair items to be completed. I will also list inclusions you may want to add like new cabinets, flooring, windows, etc. I will also forward copies of the various reports to your lender to assist you in the loan process.
  • Get contractor bids by using the “Job Specification & Bid Request” prepared by me as your consultant.
  • Choose a contractor. As your consultant, I can assist you in this process and verify contractor compliance to the specifications. The lender will hire an appraiser and once the appraisal report is done, in most cases, your lender can close the loan.
  • Schedule the contractor to begin the work. Once the work begins, the contractor will require continuing inspections called “Draw Requests” to get progress payments for the work as it’s completed.

As your consultant, I will inspect the project and prepare these documents and repeat the procedure until the project is complete.*Although the “Limited” program does not require a Consultant by FHA Standards, if the work to be done is valued over $15,000 and under $35,000, it would be recommended that you use the Consultant to prepare the “Job Specification & Bid Request” and to act as a “Plan Reviewer” to verify compliance with the specifications and to perform a “Final Draw Inspection”.
